Channel provides quality, affordable housing solutions to underserved markets.
We acquire, improve, and develop manufactured housing communities, with a focus on delivering cost-efficient living options to families and seniors.
While each community's business case and strategy is unique, our core competencies remain constant:
Channel considers a variety of factors during the acquisition phase, including: net buildable acreage, prior use of site, zoning and land use considerations, existence of an affordable housing gap, land utilization, expansion possibilities, sustainability factors, and more.
Channel has years of experience managing manufactured housing communities. From creating and enforcing rules and regulations that focus on enhancing quality of life, to supplying utility services, lease management, and maintenance coordination, Channel is well versed in all aspects of community operations and management.
Developing and improving our communities is a long term driver of value for Channel. Re-investing in community infrastructure and homes helps improve the performance and curb appeal of our communities. This work also helps attract responsible new tenants while strengthening the community's reputation.
In addition to building new communities, Channel seeks to refresh housing stock within existing communities to meet the housing needs of underserved workforce or age-restricted populations.
Channel offers many advantages for residents, including:
Dollar for dollar, our homes offer unparalleled value and functionality when compared to other housing options in the market. Open floor plans, top appliances, and attractive kitchen and bath designs are some of the appealing features of our homes.
Why buy land when you can lease it? Leased land communities enable buyers to purchase a home for much less than a traditional home. Buyers also realize significant property tax savings.
Channel offers affordable rental, rent-to-own, and seller financing options, including consideration and qualification for those whose credit may be less-than-great, or in a credit-rebuilding phase.

Creating affordable housing solutions
Channel, through its affiliated partnerships, owns and operates manufactured housing communities (MHC’s), self-storage units, and a home sales/financing company. Each of Channel's manufactured housing communities has been improved through significant re-investment into community infrastructure and homes, which improves quality of life, attracts responsible new tenants, and strengthens each community's reputation within the surrounding regions.
“Attractive, affordable housing is possible, and we have proven it.”
Channel remains committed to the provision of affordable housing in underserved markets. Through Channel’s significant reinvestments, its portfolio communities have become standout examples of value and quality in each respective local housing market.
Channel is an active member of the Pennsylvania Manufactured Housing Association, and an NMLS registered mortgage originator.
