Acquisition

Channel considers a variety of factors during the acquisition phase, including: net buildable acreage, prior use of site, zoning and land use considerations, existence of an affordable housing gap, land utilization, expansion possibilities, sustainability factors, and more.

Management

Channel has years of experience managing manufactured housing communities. From creating and enforcing rules and regulations that focus on enhancing quality of life, to supplying utility services, lease management, and maintenance coordination, Channel is well versed in all aspects of community operations and management.

Development

Developing and improving our communities is a long term driver of value for Channel. Re-investing in community infrastructure and homes helps improve the performance and curb appeal of our communities. This work also helps attract responsible new tenants while strengthening the community's reputation.

Repositioning

Josh Kroll

PARTNER

With more than 20 years of residential project development and project management experience, Josh focuses on deal sourcing, entitlements, and financing matters relative to Channel’s development and investment activities.

Josh holds a Bachelors Degree in Urban and Environmental Planning from the University of Virginia, Masters of Professional Studies in Real Estate Development and Finance from Cornell University, and a Graduate Certificate in Construction Management from New York University.

Gordon Schafer

PARTNER

Gordon oversees site improvements and consumer financing for Channel. With more than 35 years of experience as a real estate owner, Gordon has a full spectrum of real estate experience – from acquisition, development, property management, and maintenance, to disposition of properties. Gordon is also a state and federally-licensed mortgage originator.

Gordon is a graduate of Pennsylvania State University.

Aaron Adler, Esq.

PARTNER

Aaron is a licensed real estate attorney and broker in Florida, New York and Pennsylvania who handles acquisitions, sales, due diligence, entity level and financing matters for Channel. He has more than 20 years of experience in commercial, residential and multifamily mixed used property development, construction, financing, acquisitions, dispositions, and property management.

Aaron holds a Bachelor of Business Administration from the Stephen M. Ross School of Business at the University of Michigan and a Juris Doctor from the George Washington University Law School.
